Larberg Lane expands; third home under construction; plat two opens

Micky Jordan and Chuck Schmalzried of Michelle Construction have begun work on plat two of their Larberg Lane subdivision. They anticipate work to be completed in mid-summer, making eight estate size lots on a cul de sac available for construction. Each lot will be a minimum of .5 acres or larger and all will be a minimum of 100 feet wide. When completed, lots will be sold beginning at $100,000 and up. Michelle Construction is the builder for the subdivision with designs by architect Todd Kime. Melissa Utterback of Danberry Realtors is the exclusive listing agent for the properties.
The subdivision features Sylvania city water and sewers and is in the Sylvania school system.
“We feel this is a very unique subdivision. It is private, nestled in a quiet, wooded area and yet with easy access to Sylvania shopping areas and the expressway system,” Schmalzried said. “Even the gatehouse at the entrance gives Larberg Lane a special touch.”

This subdivision has its roots in a plan originated by the late developer Doug Wamsher of Millstream Development. He and the late Jeff Larberg of Larberg Landscape Services envisioned an exclusive residential neighborhood as the highest and best use of the acreage that had been the Larberg tree farm for over 40 years.
The two men had worked together for several years and had established a good relationship. They also agreed to invite Michelle Construction to be the exclusive builder for the development.
“The approval process took much longer to complete and unfortunately Doug and Jeff both passed away before we could even break ground. However, Doug’s sons Ryan and Brandon and Jeff’s son Nicholas and his widow, Kim, were eager to proceed following the plans their fathers had originally developed. We are more than happy to be a part of this development,” Schmalzried related.
“We wanted to create a legacy for the two developers who started this process,” Jordan added.

Finishing touches are being completed on the third home in plat one. The three bedroom, two and a half bath ranch modern farmhouse-style home at 7518 Larberg Lane features twelve-foot ceilings, tall windows with extra-wide sills and hardwood floors complement the open floor plan with wood beam ceiling accents. The kitchen has an adjacent breakfast room, a pantry with a built-in coffee bar, huge island, timeless cabinetry, professional stainless steel appliances including an upright double refrigerator and freezer, quartz countertops, board and battan accents and a covered back porch overlooking the woodland conservation area. A wood-beamed hearth tops the stone-encased fireplace in the great room.
