Waterside Sylvania’s new plat opens for construction

Waterside Sylvania’s ‘resort’ feeling begins at the boulevard entrance.

Infrastructure and road work began in mid-October on Waterside Sylvania’s Plat 10, the second-to-last section of Gulfstream Development’s adult community to be developed. “When you see dirt moving and sewer pipes going into the ground, it’s a sure sign that construction is next,” promised Gulfstream’s JP Ankney. “We have six lake lots and 11 creek-side lots in Plat 10 that will be available for construction beginning this fall for new homeowners, and six of those lots are already reserved.”

The final phase, Plat 11, will have 20 lots, 10 of which will front the lake and are anticipated to be construction-ready by summer, 2023.

“This is a 55-year-and-older community for active adults who enjoy all that we have to offer,” Ankney stated.

Waterside Sylvania is located off Sylvania Avenue west of Mitchaw Road and will have 266 single-family homes following the completion of the final two sections.

Potential residents have their choice of 10 home styles ranging from 1,500 to 2,500 square feet, featuring two or three bedrooms, two bathrooms, and two-or three-car garages. Each of the styles is built to be energy efficient and exceeds the Energy Star+ rating. All of the styles feature an open state-of-the-art kitchen and great room with natural light, stainless steel appliances, covered porches, gas fireplaces, sunrooms, walk-in closets, and three different-sized basements. The main bedroom in each design has an en suite bathroom, built-in linen closet,  adjacent walk-in closet, and laundry room. “One person can wake up, shower, take care of laundry, and exit through the garage without disturbing his or her partner in the master bedroom,” Ankney said. “This is really a great feature.”

New homeowners may opt for upgrades on countertops in kitchens and bathrooms, and fixtures. They may also choose to add lofts and additional bathrooms.

Thanks to maintenance-free living, residents have more time to enjoy all of the amenities the community offers. “Residents can live a resort-style life here,” Ankney said.

A 10-acre lake, home to a variety of fish from blue gill to bass, provides a recreational focal point for residents and their guests. In addition to its scenic qualities, the lake offers kayaking, paddleboarding, and electric pontooning opportunities along with sporting activities for anglers. During summer months residents can also enjoy the heated pool with its adjacent clubhouse.

“The clubhouse has become a popular gathering place,” Ankney noted. “Our current facility has a kitchen area, fireplace, and a small fitness center. Residents use the clubhouse a lot and plan all kinds of events there. They really have a fun time. According to Ankney, a clubhouse expansion is underway and should be completed by the end of the year, nearly doubling space.

Ankney continued, “We are also close to all of the parks in the area along with shopping, restaurants, health care facilities, and more.”
For those who enjoy playing golf, there is easy access to Sylvania Country Club and Highland Meadows Golf Club along with Quarry Ridge Public Golf Course.

Gulfstream Developers, JP Ankney and his father, Duane Ankney, along with their staff oversee the initial development, lot sales, and construction. The father-son team has a combined total of over 65 years of experience in the business.

Duane Ankney worked with Bob Cavalear to develop Stone Oak and The Quarry developments. Following that, he and his partners were responsible for the now-completed 600-plus villas in the Waterside Monclova active adult community. Gulfstream is also building in Stoney Creek’s active adult community in Monclova.
