
“There are only 14 lots left in the final phase of Waterside Sylvania, which we just opened last summer,” announced JP Ankney of Gulfstream Development. “Potential buyers have the choice of either a water, creek, or farm lot, if they act quickly,” he cautioned.
Waterside Sylvania is located off Sylvania Avenue west of Mitchaw Road, and will have 222 single-family homes when completed.
Potential residents have their choice of several home styles ranging from 1,500 to 2,700 square feet, featuring two or three bedrooms, two bathrooms, and two- or three-car garages. A newer model, the 2552-square-foot Berkeley Loft, will be featured as a model home in the Fall Parade of Homes open Sept. 26 to Sept. 28 and Oct. 3 to Oct. 5. This model has many amenities and includes the second story, a configurable loft space that can be left open or made into a bedroom with or without a bathroom. There is also a walk-in attic accessible from the second floor.
“Our newest model, the Norman, will be finished by the end of October and has a gorgeous lake view,” Ankney offered. This model features three bedrooms, two bathrooms, and a three-car garage.
All models include landscape packages with hydroseeded lawns and irrigation systems. Each of the styles is built to be energy efficient and exceeds Energy Star+ ratings. All of the homes feature an open, state-of-the-art kitchen and great room with natural light, stainless steel appliances, covered porches, gas fireplaces, walk-in closets, and three different-sized basements. The main bedroom in each design has an en suite bathroom, built-in linen closet, adjacent walk-in closet, and laundry room. “One person can wake up, shower, take care of laundry, and exit through the garage without disturbing his or her partner in the master bedroom,” Ankney said. “This is really a great feature.”
New homeowners may opt for upgrades on countertops in kitchens and bathrooms, and fixtures. They may also choose to add lofts and additional bathrooms.
Gulfstream Development’s listing agent, Realtor Beth Ann Manning-Taube, handles all lot sales and also lists homes in the community when owners choose to sell. “It is very unusual for any of the single-family homes to become available,” she noted. “I live in Waterside, so I can easily attest to the fun we have here. This is a close, active community with many events planned for here and off-site,” she explained.
“The 55-year-and-older community is for active adults who enjoy all that we have to offer,” Ankney stated.
Thanks to maintenance-free living, residents have more time to enjoy all of the amenities the community offers. “Residents can live a resort-style life here,” Ankney said. The 30-acre lake, home to a variety of fish from blue gill to bass, provides a recreational focal point for residents and their guests. In addition to its scenic qualities, the lake offers kayaking, paddleboarding, and electric pontooning opportunities, along with sporting activities for anglers. During the summer months, residents can also enjoy the heated pool and the adjacent clubhouse.
“The clubhouse has become a popular gathering place with its fireplace and fitness center,” Ankney pointed out. “We recently nearly doubled the size of the clubhouse and added a full kitchen area,” he said. “We just hosted a residents’ party in the clubhouse featuring a band and food from Shorty’s Back 40 for over 160 people. Everyone had a great time. Actually, residents use the clubhouse a lot and plan all kinds of events there, from book clubs to football watching parties and more,” Ankney observed.
“We are close to all of the parks in the area, along with shopping, restaurants, health care facilities, and more,” Ankney pointed out. For those who enjoy playing golf, there is easy access to Sylvania Country Club, Highland Meadows Golf Club, and Quarry Ridge Public Golf Course.
Gulfstream Development, led by JP Ankney, his father Duane Ankney, and their staff, oversees the initial development, lot sales, and construction. The father-son team has a combined total of over 67 years of experience in the business and they have built over 850 homes in the northwest Ohio market.
