Township Talk

Trustees approve zoning change
As there was no formal comment during the posted public hearing of the agenda item, the Sylvania Township Trustees unanimously voted in favor of a zoning change at the May 2 meeting.
This action changes the A-3 Agriculture zoning to R-4 PUD, High Density Residential Planned Development for 8.8-acres of the 57.904-acre parcel at 9330 Brint Rd.
Trilogy Health Services LLC, of Louisville, Ky. requested the change to construct additional 26 villa-style residences on its Lakes of Sylvania campus. Currently, the senior-based facility includes an 85-bed residential care facility, clubhouse and 30 villa-style homes.
The zoning change has been approved by the Lucas County Plan Commission and the Sylvania Township Zoning Commission.
Sylvania Township Planning & Zoning Manager Daryl Graus and his staff also approved the request. “This is compatible with the surrounding residential uses in terms of density and zoning,” Graus stated.

Zoning Commission oks change

The Sylvania Township Zoning Commission voted to grant a request to change the current C4 zoning, professional/business office, to C2, general commercial, for a property located at 4022 N Holland Sylvania Rd. The building on the property is currently empty.
The zone change request was submitted by Deet’s LLC, also known as Deet’s BBQ. Trevor Deeter, representing the company, spoke to the commission about plans to use the facility for commercial food preparation and internal uses only, with no retail on site.
The request is compatible with the Sylvania Township Land Use Plan, which advocates “General Commercial” for this area of the Township. The Lucas County Plan Commission planning staff recommended approval at its April 26 hearing.
The Sylvania Township Zoning staff also recommended approval of the zoning change. Daryl Graus, Planning & Zoning Manager, reminded those in attendance that there is no meeting scheduled for next month.
